Gutter cleaning gets quoted over the phone more than any other service I offer, and I understand why — it feels like it should be a flat rate. Sometimes it nearly is. But a few things change the job enough that a phone number given blind is often wrong in one direction or the other.

Linear feet is the starting point, not the answer. A bigger roofline means more gutter to clear, so footage is where any estimate begins. It is just not the whole picture, which is why two houses with similar footage can land in different places.

Height is the biggest multiplier. Single-story gutters are quick. Two-story work means taller ladders, more repositioning, and more time spent setting up safely for each section. A two-story house is not twice the work of a single-story, but it is meaningfully more.

How long it has been since the last cleaning. Gutters cleared last year hold loose debris that comes out fast. Gutters that have gone three or four years hold compacted, wet, decomposing material that has turned to soil, sometimes with plants rooted in it. That is a different job, and it is slower.

Screens and guards. This one surprises people. Guards do not remove the need for cleaning, they change it — fine debris and conifer needles still work through and build up underneath. To clean properly the guards have to come off and go back on, section by section. If you have them, mention it when you call, because it genuinely adds time.

Trees overhead. Conifers are the main factor here. Fir and cedar needles pack into a dense mat that water will not pass through, and they lodge in downspouts in a way leaves do not. A house under firs is a longer job than a house in the open, at the same footage.

What should be included. When I clean gutters I clear the interior debris by hand, flush the downspouts to confirm they actually run, and wipe the mildew streaking off the outside face so it looks finished rather than just functional. If a quote you are comparing does not mention downspouts, ask — a cleared gutter that drains into a blocked downspout has not solved anything.

Bundling changes the math. Most of the cost of any small job is showing up. If I am already at your house for a roof or a house wash, adding gutters costs less than booking it as its own visit. If you are thinking about more than one service this year, it is worth asking for both on the same quote.

On timing, one cleaning a year belongs after the leaves finish dropping, usually around November. Booking it in early fall means it fills back up before the wet months arrive, which is the part that actually matters.
